June and September are the shoulder months: the season is open, but the pace is calmer. They suit anyone who prefers a quieter pace or has flexible dates. Eid holidays are busy too, so check whether one falls on your dates.
When are Sahel chalet prices highest?
Prices follow the season: July and August are the most expensive months. BlueKeys' summer 2026 price edition looked at a peak window of 21 June to 31 August 2026. In that edition, Marassi's peak-season median was about 2.5 times its off-peak median: EGP 25,594 a night at peak versus EGP 10,181 off-peak. In Fouka Bay, the peak median was EGP 13,699 versus EGP 8,008 off-peak.
The summer 2026 edition used an earlier method and a different mix of homes, so its figures are not directly comparable with the September 2026 snapshot. All prices are nightly rates before cleaning, access card and service fees.
Why September prices don't show next summer yet
Operators usually publish their summer rates in spring. So in September, the forward rates on BlueKeys don't yet include next summer's peak pricing, and you can't work out a summer premium from them. BlueKeys' September 2026 snapshot puts the North Coast median at EGP 18,513 a night, with a typical range of EGP 13,923–28,203 across 504 homes, for nights from 17 September 2026 to 16 September 2027. Almaza Bay rates are published only to 31 October 2026, covering the current season.

Booking tips: minimum stays, cancellation and fees
- Minimum stays vary by home, commonly 2 to 7 nights. Each listing and its date picker show the minimum before you send a request.
- Some Fouka Bay homes and most Playa homes charge the access card per started week: 7 nights count as 1 week, 8 nights as 2 weeks. It's worth checking the breakdown if your stay is just over a week.
- For most homes in Marassi and Fouka Bay, the listing shows this cancellation rule: 100% refund up to 3 weeks before arrival, 50% between 2 and 3 weeks, and non-refundable within 2 weeks.
- Sending a booking request doesn't charge your card. The team checks the dates with the operator, and once they're confirmed you receive a secure payment link on WhatsApp. If the home isn't available, you pay nothing.
- If your dates are fixed around July, August or an Eid holiday, it helps to have a second home or a second set of dates in mind when you send your request.
